Bird streets, and five on the bay.

Five Eichlers line Beach Park Boulevard facing the bay. That is a genuinely singular thing: across eleven thousand houses, Eichler built almost nothing on open water. These are it.

The view is now screened by the levee, which carries the Bay Trail along its crest — so what a buyer actually gets is a house with no front neighbour, a walking and cycling path across the road, and water beyond the embankment. Several owners consider the trail an improvement on the view it replaced. It is a matter of taste and should be seen in person rather than described.

The levee is also the reason the houses are still there, and it was raised about six feet in a project finished in 2024. We have written about the ground and the levee separately, because it is the question buyers ask first.

Bay Vista runs on bird names — Sanderling Street, Egret Street, Crane Avenue, Gull Avenue, Loon Court, Puffin Court — bounded broadly by Gull Avenue and Beach Park Boulevard.

The houses we have verified here are single storey, three or four bedrooms, two baths, on lots of about 5,700 square feet. Living areas run from roughly 1,540 square feet upward. A 1965 house on Egret Street measures 1,760; one on Beach Park Boulevard measures 1,540 on a 5,700 foot lot.

Those lot sizes are worth noticing. They are tight and they are uniform, which is what happens when a subdivision is laid out on engineered fill to a single grid rather than fitted to existing terrain. It is one of the quiet ways Foster City reads differently from a Peninsula tract.

With roughly two hundred Eichlers across the whole city and no single street being all-Eichler, Bay Vista produces a handful of Eichler sales in a good year and sometimes none.

Eichler Network has noted that Foster City Eichlers price below comparable tracts such as the San Mateo Highlands. Whether that gap is justified by the ground, by the scattering, or simply by the market not having caught up is a real question and worth its own conversation — it is also, for a buyer, the most interesting thing about this city.

We are not going to publish a median or a per-foot figure here. The sample is too small for a median to mean anything, and we would rather show you the actual sales than a number averaged from six of them.
